The intervals below are the routine service intervals of AS 1851-2012 as amended, summarised by system. Where an interval is common contractor or owner practice rather than a requirement of the standard, it is marked as recommended practice. Section and table numbers are not quoted; the current edition of the standard governs.
AS 1851-2012 does not tell you what fire systems a building needs; the National Construction Code and the design standards do that. What AS 1851 does is set the routine service regime for the systems once they exist: the inspection and test at monthly, six-monthly, yearly and longer intervals, the records to keep, and the report to issue. In New South Wales it is now the mandatory maintenance standard for essential fire safety measures in class 1b and class 2 to 9 buildings.
Who does what
Monthly checks are, in most systems, an owner or occupier task: a walk past the panel, the extinguishers and the fire doors to confirm nothing is faulted, blocked, wedged or missing. Six-monthly and longer intervals are the fire protection contractor's work, and in most states the technician must hold the relevant accreditation. The owner remains responsible for the building's compliance regardless of who attends. The register that follows is how an owner shows that every measure has its interval, its contractor and its evidence.
Routine service intervals, by system
Fire detection and alarm systems (fire indicator panel)
- Monthly: visual inspection of the panel for fault, alarm and zone indicators; confirm mains power and battery health.
- Six-monthly: only where the detection system also carries special-hazard features; otherwise the standard sets no six-monthly routine for detection.
- Annual: test of every device on the system, including detectors, call points, sounders, flow switches and ancillary relays; cause-and-effect verification; standby battery capacity test; brigade monitoring interface test; logbook update and annual report.
- Five-yearly: the extended routine the standard sets for detection and alarm systems, carried out with the annual service in that year.
Smoke detector heads follow the same rhythm: every head is tested at the annual service, with an annual duct detector test with HVAC shutdown confirmation, and replacement at the manufacturer's end of life, typically ten years.
Automatic fire sprinkler systems
- Monthly: water supply and system gauge readings, control valves open and locked or sealed, alarm test by dropping pressure at the test valve, alarm valve and water motor gong operation, pump auto-start where fitted.
- Six-monthly: the monthly routine plus control valves, strainers, anti-freeze loops where fitted, valve tamper switches and interfaces to the fire indicator panel.
- Annual: inspection of every sprinkler head, pipework, hangers, bracing and signage; flow test against the hydraulic design; main drain test; gong service; pump performance test.
- Five-yearly: alarm valve overhaul and system assessment.
- Longer intervals: the standard also sets ten-, twenty-five- and thirty-yearly routines for wet pipe systems, including sprinkler head sampling; the servicing contractor tracks these against the installation date.
Fire hydrants and hose reels
- Monthly (recommended practice): owner walk past hose reel cabinets, hoses, nozzles and booster assemblies for damage, leaks or tampering.
- Six-monthly: hydrants: signage and block plans, every supply and isolation valve operated, every landing valve inspected, pump auto-start proved. Hose reels: pressurise, run out part of the hose, prove water at the nozzle, check for leaks at the stop valve, nozzle and spindle, rewind and stow.
- Annual: hydrant flow test at the prescribed rate with residual pressure checked against the AS 2419.1 design; water proved at every landing valve; pressure switches and alarms verified. Hose reels: the six-monthly routine with the hose fully unwound, inspected and rewound.
- Five-yearly: assisted (booster) flow and pressure test, hydrostatic test of the system, overhaul of landing valves and the booster assembly; hydrostatic test of hose reel hose.
Portable fire extinguishers
- Monthly (recommended practice): owner or occupier check that each extinguisher is in place, unobstructed, sealed, in the green and undamaged. The standard's first interval is six-monthly.
- Six-monthly: service of body, hose, nozzle, operating mechanism, pressure and agent; service tag and register updated.
- Annual: full examination including the internal inspection of dry powder and carbon dioxide units, with cylinders weighed.
- Five-yearly: hydraulic pressure test, full discharge, internal clean, recharge and certification.
- Service life: the standard does not set a fixed replacement age; a unit is retired when it fails the five-yearly test or reaches the manufacturer's stated life.
Fire doors and smoke doors
- Monthly (recommended practice): confirm every fire door self-closes and latches; nothing wedged, propped or disconnected.
- Three-monthly: sliding fire doors.
- Six-monthly: hinged and pivoted fire doors and smoke doors in common areas: leaves, frames, hinges, closers, latches, clearances, intumescent strips, smoke seals, vision panels and tags.
- Annual: every fire door, including doors to sole-occupancy units in residential buildings; fire and smoke barriers; hold-open device release on panel signal or power failure.
Fire and smoke dampers
- Annual: inspect and cycle a minimum of 20% of dampers, so that every damper is tested within a five-year cycle; smoke damper actuator response to detector or building management signal; access panel audit; damper register update.
- Trigger: if the annual sample shows a high failure rate (the standard sets the threshold), every remaining damper is inspected within twelve months.
Emergency warning and intercom systems (EWIS)
- Monthly: activation from the panel, warden handset two-way communication, evacuation tone to all zones.
- Six-monthly (recommended practice): many contractors run a fuller test of speaker circuits, strobes, handsets, panel controls and remote power supplies at this interval; the standard's routines are monthly and yearly.
- Annual: full system test: speaker circuits, strobes, handsets, panel controls, remote power supplies, battery capacity, amplifier outputs, sound level measurements for intelligibility, integration with the fire indicator panel, logbook and warden list.
Commercial kitchen suppression systems
- Six-monthly: nozzles, fusible links, agent cylinder pressure, detection line tension and manual pull station; fusible links in high-heat zones replaced at every service (manufacturer and NFPA 96 practice).
- Annual: agent cylinder weighing, full system test with gas solenoid shut-off, and re-commissioning after any change to cooking equipment or layout.
Emergency and exit lighting (AS/NZS 2293.2)
Emergency lighting sits under its own standard, AS/NZS 2293.2, but belongs on the same schedule: a six-monthly discharge test of every battery-backed luminaire for the rated duration, an annual clean, an annual central battery capacity test where fitted, and a compliance certificate and logbook update each year. A monthly function test is recommended practice above the standard's minimum.
Fire blankets
A six-monthly inspection of blanket, case, mounting and signage is the standard's routine; a monthly owner check that the blanket is in place, sealed and signed is recommended practice. Replace immediately once deployed or contaminated.
What the owner has to keep
AS 1851 prescribes the records: a logbook or register for each system, the result of every routine service, the defects found and their rectification, and the annual report from the servicing contractor. In New South Wales, from 13 February 2026, owners of class 1b and class 2 to 9 buildings must keep those records in the manner AS 1851-2012 prescribes for at least seven years and make them available for inspection, under sections 81 and 81A of the Environmental Planning and Assessment (Development Certification and Fire Safety) Regulation 2021. The annual fire safety statement is a separate obligation that draws on these records: each essential fire safety measure on the building's fire safety schedule is assessed, the statement is signed and lodged with council and Fire and Rescue NSW, and a copy is displayed in the building. The AS 1851 records are the evidence behind it, not a substitute for it.
Turning the schedule into a register
The intervals above only become manageable when every fire measure in the building is listed with its interval, its contractor and its evidence.
